After the successful completion of the Assisted Living Center, the initial phase of this project, the Eastern Slope Housing Board of Directors were encouraged to continue the task of providing a total care system for their local seniors. They purchased and adjoining 4 acres of land and employed Donelson Architecture to continue with the master planning of an entire senior campus.

This campus was conceived by the Board to include affordable independent living quarters in the form of duplex, 3-plex, 4-plex townhome style units. Additionally, a 14 unit independent living building was designed with a central corridor for complete interior access living. This became phase one. After various layouts and we interacted with Adams County Zoning to procurement the necessary rezoning from Agricultural use to PUD.

Near the end of the process, the Board was offered the chance to secure additional adjacent land. The scope of the project expanded to become a complete continuum of care, a senior campus. Additional future duplicate townhome style units were added as was a duplicate 14 unit independent living building and a second assisted center was also planned. In addition, a site for a future skilled care facility and a senior activities center is also included.

The first phase of the senior campus has been complete since about 2005. Within these facilities we created a mix of one and two bedroom units, all with enclosed, attached garage space, a luxury for affordable housing but within their budget. Most units offered a private exterior patio space, private entry, vaulted ceilings, modest sized efficient kitchens, guest parking, yard space, access to an internal sidewalk network for exercise, ample room for most resident’s belongings and generous storage areas. Again, these units were designed and constructed on time and within budget. Like the assisted center, these independent living units have been fully occupied with a waiting list since their completion.
